The Carso 3 Flat
Welcome to 12446 Maple Avenue, a beautifully preserved example of a classic Chicago 3-flat. In Chicago and the suburbs, a two-flat or three-flat was a stepping stone toward the American Dream, a step away from tenement living and a step toward a single-family bungalow with a modest lawn.
Popular from the late 1800’s to the early 1940’s, these multi-family buildings were largely taller versions of single-family houses popular at the time. The workers’ cottage, greystone, and even bungalow were used as a basis for building up.
Regularly these were owner-occupied buildings with an apartment or two for additional income. The street facing facade sported limestone accents and commonly had bay windows and off-center entrances. The interior often featured ornate wooden moldings, including built-in hutches, cabinetry, and bookshelves. The greystone two-flat is commonly cited as a predecessor to its brick-flat brother. Using the same layout and a single front entrance that utilized a walk-up, the brick flat allowed for greater neighborhood density without the use of large apartment complexes.
Because this structure was inhabited by renters for much of its existence, we’ve found records of many families who’ve lived at this address over the years, including Lee T. Foss, a warehouse manager; James Bunyea, a brakeman for the railroad; and William E. Land, an industrial gas engineer.
Michael Carso has owned this property since 1984. Michael is a musician. You’ll see beautiful original architectural features throughout his unit, plus some custom details and remodeling. The home is filled with personal historical artifacts and photographs of Michael’s family.
After entering, you’ll walk up the stairs to the second-floor unit, where you’ll begin your tour in the living room. From there, you’ll make your way toward the back of the building, viewing each room until you exit to the back staircase. You’ll walk down that staircase to the backyard, where you can enjoy refreshments and chat with the building owner.
